CALISTOGA, NAPA COUNTY — November 7, 2026. Property owners near Calistoga are being asked to inspect preliminary FEMA flood maps that could affect future insurance and building requirements. The maps are not final, and they do not change current obligations today.
How the proposed boundaries differ
The revised maps reflect a new assessment of risks along the Napa River and its tributaries. They expand portions of the area identified as facing at least a 1% annual chance of flooding. A property newly mapped into the high-risk area could be subject to flood insurance rules after final adoption, depending on its mortgage and lender arrangements. A proposed zone designation is not a guarantee that an individual property will flood.
Meeting for residents
FEMA and Napa County plan a hybrid public meeting at 2 p.m. Monday, November 16, at Calistoga Community Center, 1307 Washington Street. Residents can ask questions about the boundaries and review how their properties compare under the existing and proposed maps.
What happens next
Officials anticipate a formal 90-day public comment and appeal period, with dates to be announced by FEMA. The maps will receive further review before becoming effective. The Napa County Engineering Division links to the map comparison tool and provides help at 707-253-4417.
